Riverhead Long Island has 3 Condo communities for ages 55 and over.

Located in Riverhead Long Island, Sunken Ponds, Saddle Lakes and Stoneleigh Woods can be reached from the Long Island Expressway Exit 73 heading towards County Road 58. A left on Mill and right on Middle will get you to these 3 Over 55 Communities.

Sunken Ponds – Opened in 2005, Sunken Ponds includes a clubhouse, gym, pool, card room, and bocci.  Included in the common charges is the lawn maintenance and snow removal at this pet friendly community. The neighborhood is surrounded by the street names of Pebble Beach Path, Winged Foot Way, Augusta Alley, Baltusrol Blvd, Amen Corner, Carnoustie Ct, and St Andrews Avenue. The entry is secured by a remote gate system. There’s the Augusta ranch design, as well as The Mainstone Townhouse with the master on the main level, and the Cyprus which is an upper unit. Floor Plans range from 1300 sq ft to 1800 sq ft. Each condo here has central air conditioning and gas heat. Some of the condominiums also have basements.  According to public records and the multiple listing services, in 2014 Condos sold at Sunken Ponds between $319,000 to $335,000.

Saddle Lakes – Opened in 2000, this 24 hour guard-gated community is surrounded by Scenic Lakes Drive, Goose Neck Lane, Lakeview Ct and Adele Ct. There’s an active clubhouse with theatre, gym, cards, indoor and outdoor pool, tennis, bocci and walking path and is adjacent to Cherry Creek golf course. The lawns are maintained and snow is removed. A monthly fee is paid the homeowner’s. According to public records of the multiple listing service, in 2014 Condos in Saddle Lakes sold between $317,500 to $460,000.

Stoneleigh Woods – Opened in 2009, Condos are still in construction with Phase 1 and 2 completed. There are 2 Floor Plans here. The Aspen are the end units with 2 bedrooms on the main level with a storage loft on the upper level. The Birch are the interior units with 1 bedroom on the 1st level and 1 bedroom and loft on the upper. The pet friendly neighborhood is situated on approximately 40 acres surrounded by Stoneleigh Dr, Purple Row and Kensington Ct. There’s a clubhouse, fitness center and heated pool. There is a code gated entry. According to public records of the multiple listing services, during 2014 there were sales at Stoneleigh Woods between $380,000 – $403,000.

Lattingtown Ponds At Glen Cove Long Island is a prestigious Homeowner’s Association community located in Nassau County’s famed North Shore.

Opened in 1989 in The Glen Cove School District #5, you can reach Lattingtown Ponds from The Long Island Expressway Exit 39 North, Glen Cove Rd to the fire house. Make a right then a left on Dosoris Lane to the end. Right on Lattingtown Road and a right to the Entry-Gate and you have arrived.

Lattingtown Ponds is a private community situated around Athem Drive, Robin Court, Cardinal Court, Sparrow Court, and Swan Court, and is across the road from the Glen Cove Golf Course.

The community is located on approximately 60 prime acres and it offers a clubhouse, pool, tennis, pond, beach rights, landscaping, and snow removal. Each unit has a garage and full basement. When purchasing in this community, there is the cost of common charge fees, taxes, and village taxes. Positioned on approximately 400 rolling acres, The Greens At Half Hollow offers security, amenities and privacy within a carefree lifestyle community.

The Villas at The Greens in Melville are at the higher price structures for the community and are the largest. They consist of semi-attached homes, both 2 story designs and ranch floor plans, with 2 or 3 bedrooms. All the Villas have 2 car garages, some have basements, and some have golf course views. 

The Townhouses are 4-attached homes grouped together in a quad. The interior units have a 1 car garage, and the exterior Townhouses have a 2 car garage.  Some of the Townhouses may have basements and elevators too. The master bedrooms in the Townhouses are on the main level and there is an additional 1 or 2 bedroom, full bath and loft on the upper level. 

The Condos are the most affordable units at The Greens at Half Hollow. They are upper or ground level units. These are 2 bedrooms with 1.5 baths or 2 full baths, and some upper units have a floor plan with a cozy additional space that is usually used as a small den or office. No garages for these Condo units, but there is ample parking for you and your guests.

The Greens in Melville Long Island has a spacious active Clubhouse which offers a fitness center, indoor pool, card rooms, media room, a restaurant, and the lounge area. There are social get-togethers and programs throughout the year. Outdoors there is the Olympic-size heated pool, the 4 tennis courts, walking path and the 18-hole executive golf course.
